Apply NowWe currently have an opportunity for a Senior Building Surveyor to join the Grosvenor Team.
The Building Surveying Team are dedicated to the long-term stewardship, safety, and architectural excellence of Mayfair and Belgravia. We are a team of forward thinking, experienced building surveyors, able to provide a range of technical and professional surveying services, delivered with customers at heart and with estate heritage and conservation at its core.
Key Responsibilities
Reporting to the Head of Building Surveying, this is a key role providing outstanding building surveying services and technical advice, and has the following objectives:
To be responsible for providing building surveying services with the principal aim of maintaining and improving the performance and quality of the portfolio, while always protecting the heritage and architectural quality of the Estate.
To provide exemplary stakeholder engagement and customer satisfaction.
Driving fee income generated from all building surveying activities to contribute to the overall profitability of the team.
Identification and presentation of opportunities to secure premiums from customers alterations.
To achieve best practice in accordance with Grosvenors approach to building surveying and asset management.
To improve climate resilience, and contribute to the Grosvenor sustainability objectives.
Supporting, growing and developing the next generation of Estate custodians
General Responsibilities:
Core building surveying activities related to approval of alterations, schedules of dilapidations, planned maintenance and other professional surveying work.
Management and enforcement of the Estate Management Schemes, policies & procedures.
To process applications for alterations from lessees and freeholders and works proposed by other London estate teams.
To seek approval for all alterations from the Location teams, highlighting impactful works, such as retail facades, major developments etc.
To supervise and monitor the execution of approved works, ensuring they progress and complete as expected. Liaise closely with our consultant building surveyors and structural engineers, and hold regular meeting with their representatives to monitor the progress of approved works.
To seek to reduce the environmental impact of approved works by encouraging applicants to target Grosvenors Environmental Goals and Objectives effectively reducing carbon emissions through the use of energy efficient technology, heating and lighting, the use of sustainable/recycled building materials, the reduction of waste, and the increase in biodiversity.
To carry out ad-hoc building and environmental surveys in connection with acquisitions, disposals, surrenders and renewals.
To manage and oversee the outsourcing, where appropriate, of Schedule of Dilapidations, applications for approval of alterations and work associated with the Party Wall Act 1996.
To work with freeholders to advise them of compliance with the estate management schemes, relating to repair and maintenance.
Participation in working groups and engagement with residents associations and other parties representing our customers
To work with the wider London Estate team to devise new and innovative building surveying policies and principles based on research, good practice, and the market
To liaise with other internal teams as required and to lead on construction and design issues on the London Estate, ensuring a consistency of approach throughout on all building and construction related issues
A pro-active approach to innovation and improvements to policies and procedures.
Key Requirements
MRICS qualified, with at least five years relevant post-qualification experience. Experience working with a high-end property portfolio
Proven knowledge and experience in historic buildings, materials and conservation methods
Knowledge of Landlord and Tenant law and an understanding of lease covenants
Diligent, self-motivated and organised
Demonstrable customer service skills and active stakeholder engagement, and a record of maintaining high quality customer relationships in challenging environments
Understanding of the practical implementation of regulatory requirements (e.g., L&T, H&S, environmental)
