Job Summary and key responsibilities  

Glide Property Management is looking for an experienced and dynamic Head of Block Management to oversee the management of multiple blocks of flats and apartments. The Head of Block Management will be responsible for ensuring the efficient operation of each property and managing a team of property managers and on-site staff. This role is heavily weighted to new business generation and excellent client management. 

Key Responsibilities:  

  • Oversee the management of multiple blocks of flats and apartments, ensuring that each property is running smoothly and efficiently.  
  • Collaborating with internal stakeholders for client lead generation and marketing collateral.  
  • Creation and management of a sales pipeline, ensuring client conversions are achieved to hit budget.  
  • Winning new business either from cultivating your own contacts within the industry or growing new business leads.  
  • Develop and implement strategic plans to improve the performance of the property management team and ensure the highest levels of customer satisfaction.  
  • Build and maintain strong relationships with clients, stakeholders, leaseholders, and colleagues in the wider business.  
  • Oversee the financial management of the northern operation, including budgeting, forecasting, ancillary income, and reporting. 
  • Ensure compliance with all relevant legislation, regulations, and industry standards.  
  • Hire, train, and manage a team of property managers. Ongoing management support through 121 meetings, PDP, and performance management reviews.  
  • Using system dashboards ensure contractors deliver timely completion of repairs and maintenance tasks across the portfolio.  
  • Ensure the team of Property managers are delivering against the maintenance of common areas and amenities, ensuring that they are clean, safe, and well-maintained. 
  • Monitor and report on key performance indicators (KPIs) to ensure the success of the block management operations. 

What are we looking for:  

  • 5 years’ Block Management experience in a senior role. 
  • Must be confident in generating & winning new business. 
  • Team management experience.  
  • A full working knowledge of Service Charge budgets, Section 20 notices, and relevant law/regulations (Landlord & Tenant Act 1985). 
  • Building Health & Safety experience. 
  • Fire safety knowledge. 
  • Industry related qualifications such as IRPM / RICS / IOSH.
